The Next Wave of Development: Transforming an obsolete structure into a 21st Century Class A office building.

Rotwein+Blake was retained by 10 Sylvan Way LLC, a partnership between Normandy Real Estate Partners and MRY Associates, to redevelop the existing 125,000 SF office building located in Parsippany, NJ.   Currently under construction, the building is receiving a major transformation with minimal impact to the existing structure.  The design enlivens the office park setting creating a unique property worthy of a new global headquarters.

Rotwein+Blake proposed to strip the 30-year-old exterior cladding and sculpt a dramatic three-story entry volume punctuated with engineered grand wood blades that diffuse light and create dramatic shadows across the plaza.  With minimal structural effort, the dated and radius corners were eliminated and replaced with a refreshing new composition of natural materials.  A light weight rain screen stone panel system and composite wood exterior cladding further enhance the new geometry of the building.

The interior lobby and common spaces, designed in collaboration with Jenkins & Grey, seamlessly marry the elements of the exterior to create a cohesive and dramatic new look befitting a new Class A building.
